Project Overview

The Officeworks Customer Fulfilment Centre is a purpose-built, next-generation distribution facility located at 1 Tarlton Crescent within Skyfields’ industrial and logistics precinct, Tonkin Connect.

Developed as Officeworks’ most advanced Customer Fulfilment Centre, the 19,500sqm facility supports a modern, technology-led supply chain servicing Western Australia and the Northern Territory. The development comprises a 14,923sqm warehouse, 1,492sqm of integrated office space, a 3,200sqm super canopy, associated pavements and car parking, along with comprehensive staff amenities including multi-faith, first aid, parents’ and quiet rooms.

The facility provides 150 per cent more bulk storage capacity than Officeworks’ previous Perth fulfilment centre, enabling faster delivery times, improved inventory management and enhanced product availability. Operations are supported by best-in-class robotics and AI-powered systems, including 150 solar-powered autonomous mobile robots integrated with a state-of-the-art warehouse management platform.

Sustainability was a key consideration in the project, which achieved a 4 Star Green Star Design & As Built v1.3 rating. Environmental initiatives include a 100kW rooftop solar PV system, water-efficient fixtures and irrigation, energy-efficient lighting, EV-ready vehicle infrastructure and the use of recycled materials across the site.

Delivered in partnership with Capstone Construction, the project demonstrates Skyfields’ capability to deliver complex, high-performing industrial developments that support innovation, sustainability and long-term operational growth.
