Project Overview
Skyfields has embarked on its most significant phase of development in nearly three decades, with early works underway for a 26-hectare retail and lifestyle destination, ‘Dunreath Green’.
The commencement of site preparation at prime land fronting Dunreath Drive and Tonkin Highway marks the first major land expansion at the Airport Estate since the 1990s.
Located 15-minutes from Perth CBD and directly adjacent to the high-performing retail hub along Dunreath Drive – which already draws four million visitors annually to Costco, DFO and the neighbourhood town centre – Dunreath Green is positioned to become one of WA’s premier lifestyle and leisure destinations.
“The scale of this land supports uses that simply aren’t possible in a standard suburban centre. It’s a ‘blank canvas’ for drawcard developments, adventure-leisure concepts, and flagship showrooms," Chief Property Officer Dan Sweet said.
“While these sorts of opportunities are increasingly difficult to find so close to the CBD, Dunreath Green will be a unique chance to create a world-class destination in Australia’s fastest-growing capital city, Perth.”

The development is a critical component of the broader Skyfields vision, leveraging the consolidation of Perth Airport’s terminals to unlock more than 250-hectares of land for high-value community and commercial use.
Unrivalled connectivity by road, rail and air
Strategically positioned with high visibility from Tonkin Highway and connectivity to Redcliffe Train Station, Dunreath Green has exceptional accessibility. With the integrated rail link, the precinct sits within a 30-minute commute for 80 per cent of Perth’s metropolitan population.
“The scale of this opportunity is unique,” Mr Sweet said. “We are building on an established foundation where the infrastructure and customer base are already proven.
“Our vacancy rate across our existing 600 leases is less than one percent, which demonstrates the sustained demand for high-quality, well-connected property surrounding the airport terminals.
“Skyfields has the capacity, experience and trust as a development partner to bring to life bold, creative ideas and blue sky thinking.”
The evolution of Dunreath Green is part of an interconnected masterplan that includes the Redcliffe Metro transit-oriented town centre, formerly known as Airport West.
Integrated with Redcliffe Metro town centre precinct
Redcliffe Metro will be reimagined as a high-density, walkable precinct, which will become the ‘urban heart’ of the Skyfields estate.
Following the State Government’s release of the Draft Redcliffe Station Precinct Improvement plan, Skyfields is working to ensure the precinct becomes a natural extension of the surrounding suburb of Redcliffe.
This includes supporting much-needed residential development in the adjacent DA6 area to help address Perth’s housing affordability challenges.
The full-scale transformation of the Redcliffe Metro precinct will accelerate in alignment with the One Airport project, unlocking vast tracts of land currently utilised for aviation support and short-term parking around T3 and T4.
“Redcliffe Metro represents a fundamental shift in how we connect with our local community,” Mr Sweet said.
“We are creating a destination where people can live, work and enjoy a vibrant town centre vibe, all within a $2.80 train ride from the CBD.”
Together, Mr Sweet said Dunreath Green and Redcliffe Metro are designed to bridge the gap between the airport and the local community.
“As a ‘build and hold’ developer, Skyfields is the long-term custodian of this land,” Mr Sweet said.
“Our commitment is to the ongoing management and excellence of these precincts. We are looking for partners who want to be part of a legacy project that will diversify our property portfolio and redefine what an airport precinct can be.”
